The European-flavored residence in Beverly Hills, California, is perched approximately 200 meters (650 feet) above the city and is currently listed for $87 million. The property boasts a 700-foot private drive that winds up a steep incline, leading to a 7.8-acre estate with breathtaking views.
Listing agent Aaron Kirman of the Aaron Kirman Group stated to CNBC that for someone who enjoys this style, there's nothing better, which is why they are optimistic about the price.
The grand estate, situated on a hilltop, dominates the view of 90210 with its 360-degree panorama.
The eight-bedroom, 14-bath residence is a 21,800 square feet property that is priced at $3,990 per square foot, which is more than double the average price per square foot of $1,801 achieved in the neighborhood in the fourth quarter of 2021, according to The Elliman Report. However, it is a relative bargain compared to the record-breaking sale of an 11,810-square-foot Malibu home that was sold for $177 million in October, bringing the price per square foot to a staggering $14,987.
The distressed sale of 944 Airole Way, a 105,000-square-foot mega-mansion, was another one of those mega-deals. Kirman was a co-listing agent on the transaction that required bankruptcy court approval. The property was initially offered at $295 million before selling at auction last month for $141 million.
In the last six months, Los Angeles has witnessed 10 single-family home deals close for more than $50 million, including three homes that sold for over $100 million, according to multiple listing service and deed transfer records.
Kirman stated that no other market possesses those specific numbers, as New York and Miami do not have them.
He stated that he has not observed any effects from increasing mortgage rates, inflation, or the conflict in Ukraine on buyers: "Any one of these factors could have scared off buyers, but they haven't."
Kirman stated that the Los Angeles MLS currently exhibits 27 single-family homes priced over $50 million, which he considers tight inventory. Typically, there are 50 or more homes in this price range.
According to the fourth-quarter Elliman Report, the largest rate on record was recorded when listing inventory for all single-family homes and condos in Los Angeles fell to the lowest level on record.
The mansion on Davies Drive, which has been featured in music videos, commercials, and by GQ in 2016, is easily recognizable.
