Inside Ivana Trump's 'Versailles-flavored' townhouse

Ivana Trump's townhouse in New York has been on the market for a year without any buyers, and in September it was reduced by $4 million, bringing the price down to $22.5 million.

Since Ivana Trump's death in July 2022, the extravagant residence has remained virtually untouched, with very little change since its renovation in the 1990s.

According to J. Roger Erickson of Douglas Elliman, who was hired by Ivana Trump's estate, the home is described as "very beautiful and very French, Versailles-flavored on the inside."

The 1879-built, six-story townhouse boasts an area of almost 8,800 square feet and retains the late Ivana Trump's furnishings, featuring red carpets, red silk-covered walls, gold accents, and ornate crystal chandeliers.

Erickson stated that, "Ivana's description of the house as 'The house is as Louis the 16th would have lived if he had money' perfectly encapsulates her thoughts."

The interiors at 10 E. 64th St. retain the taste of its late owner, despite many sellers professionally staging their homes to attract buyers.

The house where Ivana Trump fell and died remains a time capsule, with family photos still adorning walls and shelves. A large poster of one of her magazine cover appearances hangs on a wall outside the home office. Her book “Raising Trump” sits on the coffee table in the living room.

According to Erickson, Ivana bought the limestone townhome in 1992 for $2.5 million, which was in disrepair. She spent millions to gut renovate and infuse every floor with her distinctive style.

“Over 30 years the market has ... skyrocketed,” said Erickson.

The Elliman Report indicates that the latest asking price for the townhouse is just under $2,600 per square foot, which is in line with the average price per square foot for luxury home sales in the top 10% of sales seen in the third quarter.

The townhouse that was listed for sale in November has been on the market longer than the average for a townhouse in NYC, which was approximately five and a half months in the same quarter, according to Jonathan Miller, president of Miller Samuel Inc., a real estate appraisal and consulting firm.

If a property remains on the market beyond the typical marketing duration, it may be overpriced, according to Miller's statement to CNBC.

Since the highly personalized interior decor of this townhouse is likely contributing to the marketing delay, said Miller.

It remains to be seen if the recent decrease in the asking price will aid in selling the home.

Here’s a look around Ivana Trump’s former residence.

The entire third floor of Ivana's former residence is her en suite bedroom, featuring a fireplace and terrace.

The bathroom is adorned with pink onyx, mirrors, and gold fixtures, and it connects to both the bedroom and a leopard-themed library.

The library's furniture, pillows, walls, and carpeting are adorned with a spotted pattern. The room is decorated with paintings of leopards, a small blonde doll in a fur coat sitting on a leopard sofa, a tray with a wildcat emblem, and a photo portrait of Ivanka and her mother seated on the leopard sofa, with Ivana wearing a leopard dress as she kisses her daughter's cheek.

Ivanka's former suite in the home's five bedrooms has a fireplace and a canopied bed with a gold crown on top. The bathroom features personalized ceramic tiles on the walls and in the shower with "Ivanka" handwritten and adorned with hearts.

Erickson informed CNBC that Ivana's children are considering selling the home fully furnished.

In the rear of the townhouse is a 700-square-foot brick courtyard.

The monthly real estate tax on the residence is approximately $10,900, or $130,000 annually, as stated in the listing.
